2017 Personal Financial Roadmap

Salam,

Just to list out my 2017 roadmap/goals:

1. Remortgage BTS as max as i can to unlock cash for reinvest, holding power etc.

2. Purchase 1 or 2 more houses, perhaps a combination of primary, secondary and tertiary market.

3. Max ASB2 Financing (if i can't do this this year)

4. Purchase an individual land lot title to host a bungalow house 6000sqft >

5. Build a small scale of bungalow house (build up < 1500sqft as a start)

6. Invest in UT as max as i can

7. Invest in Stocks actively (IPOs/bluechips/REITs)

8. Invest/involve in business (UTC/Barbershop)

Great Things Take Time



Great Things Take Time, So just be patient. Betul la tuh. Alhamdulillah, we are back on track! Plan yg aku buat sebelum ni berjaya juga so far. Walaupun ada sikit lari. Syukur.

Plan asal ialah, beli Cerrado dulu then baru Serena, tapi sebab Cerrado lambat pulak launching masa tu, so aku proceed Serena dulu. Bila Serena dah approved, baru submit loan Cerrado. Bila plan dah lari mcm ni, process nak secure loan tu mmg amik masa lama gak, 2 bulan! Alhamdulillah, 2 bank reject, RHB Islamic offer loan tersebut. Rasa happy betul. Cerrado yang aku beli ni ialah unit termurah dalam phase 1. Dalam masa 4 tahun development, insyaAllah banyak ruang untuk capital appreciation. Walaupun 2020 nanti aku x rasa akan dapat positive cash flow, tapi compare dengan unit unit lain dalam phase lain, rasanya aku dah untung banyak kat situ.

Modal aku untuk Cerrado ni so far 5K je (booking), developer borne SPA cost, RHB pulak finance Legal fee dalam loan, 10% downpayment pun borne by developer + dapat cash rebate 2% lagi dari M-Club (aku dah ada Savanna, which is MahSing product jugak kat Southville). So dapat la modal balik 5K booking tu nanti. Can consider beli rumah tanpa modal la ni kan? Hehe. Esok nak sign LO, lusa sign SPA. 3 kali dah MahSing SMS suruh sign SPA :P. Syukur dah settle.

Update kedua, aku join CWA as Unit Trust Consultant, under Kak Liza (Premier Wealth Advisors). Terbaik team ni, semua otai2 join especially otai ASBF macam KEY, Noor Amin etc. Rasa sekeliling memang positive. InsyaAllah, aku try yg terbaik utk menceburi bidang ni. Kene pandai buat sales dan faham pasal Mutual fund. Tu yang penting. In the sametime aku boleh guna platform ni untuk investment journey aku sendiri mcm ASB2F, UT sales. Aku invest, aku dapat faedah UT dan juga commission, menarik kan? Hehe.

2016 Delayed Gratification Rewards

Alhamdulillah, another milestone achieved. It's not really a financial milestone, but more on a reward of delay gratification. Yes, new car in the house! It's not a porche or ferrari, it's just a bigger car that can carry my family safely (insyaAllah), comfort and functional (also affordable/reasonable for it class vs price) . People may not agreed with me, but Alhamdulillah, i already owned 3 houses, soon to be 4 if i'm able to secure the loan insyaAllah, and with maximum asbf as a backup income, soon to make another max asb2f, and a decent income currently, syukur Alhamdulillah.



Next plan is, to remortgage, to do max asb2f, to invest in a licensing business, to purchase a land and i think i'm good for retirement plan.

Blog dah bersawang!

Baa cak? Selak sawang sekali sekala dalam blog nih haha. Saja nak nak update blog. Last update ialah last year huhu. Almost 1 year dah since last update, keh keh.

Ok lah, nak update plan 2016 yg aku target. So far Alhamdulillah on track :).


1. Bab kerja dekat FSI MNC, Alhamdulillah. So far boleh survive lagi, tapi dah ada ura2 kemalasan dah. Haha. Positive2! Aku dpt 10% increment since last appraisal dan dapat bonus 1.x month sebab prorate, Alhamdulillah, sape nak bagi kan? hehe. Ni sangat2 membantu dalam portfolio aku. InsyaAllah akan cuba bertahan lagi.

2. Rumah BTS dah tukar nama, Terima kasih buat Bonda tercinta.

3. Ada buat minor renovation sikit kat rumah BTS (kitchen cabinet, plaster ceiling), utk cuba naikkan market value rumah ni. Guna duit bonus daaa.

4. Berjaya beli 1 unit townhouse 3 tingkat di Citra Residency (Seri Pajam Development) dekat Pajam sebelah Citrahills 2. Unit aku beli tingkat 3, harga RM308k. Tak de discount ape tapi dapat 3 unit parking. So kalau rental bawah 1k, kalau dapat sewakan 2 parking rm200, insyaAllah boleh la cover sikit monthly installment.

5. ASB Dividen dapat jugak lah walaupun x sebanyak yg aku target, Alhamdulillah. Masih bertahan untuk biar dia compounding next year.

6. Tengah plan nak beli 1 lagi rumah dekat Southville, Cerrado. Aku booking unit paling murah yg available. 656sqft exclusive service apartment. 2 Bilik 1 bilik air. Dapat guna Mclub so dapat cash rebate 2%. Booking 5k. Zero down payment sebab Mahsing buat cash rebate. Ok kan? Hehe. Dapat free kitchen cabinet, flooring, aircond, water heater, parking 2. Fuh. Tapi x submit loan lagi sebab grand launching 30hb ni, baru boleh submit loan. Harap2 lepas.



7. Berjaya fully settle Ambank Hire purchase Perdana v6 dan Citibank term loan. Tengah tunggu UOB provide jumlah nak kene bayar kalau nak fully settle UOB PL. UOB dan Citibank ni yg mencacatkan credit score aku dalam ccris sebab ada status reschedule dengan restructure.

8. Aku plan nak remortgage rumah BTS lepas berjaya beli Cerrado, dan ingat nak upgrade keta gak lah hahaha. Bad debt ni huhu. Ingat nak beli tanah gak. Maybe Tanah lot utk bungalow. Riki College Heights Garden Resort kat Pajam/Mantin, harga macam murah lagi. Dah riki kawasan haritu mmg mcm duk dalam resort la hutan2. Kalau beli pun maybe cash guna duit remortgage. Pastu hold lah 2-3 tahun ke, ada bajet boleh bina bungalow hehe. InsyaAllah.

9. Aku pun plan nak invest dalam business lah, tengah riki business barber nih. Mana tau kena dengan jiwa. Hehe, Target 2017/2018. InsyaAllah.

10. Next move:

Cerrado - Serena - Remortgage BTS - ASB2 Financing Max - Exit PL dan semua CC - Tanah Lot - Rumah Lelong - Invest Business Barbershop

Tu je la kot. Kita tgk bila la lagi aku nak update blog ni. Hahaha
